Project Takeover
Finishing Projects
Others Left Behind
The Short Answer
Yes, We Take Over Unfinished Jobs
GRAMS Construction, LLC is regularly brought in to finish commercial projects that another contractor left incomplete. We assess what was built, document what's missing, take over permits and inspections, and carry the job through punch list, lien waivers, warranty packages, and certificate of occupancy.
An abandoned job is more than unfinished work. It usually comes with open permits, failed or missing inspections, unpaid subcontractors and suppliers, and work that may not match the drawings. Each of those has to be sorted out before the building can open.
We start with a documented assessment so you know exactly where the project stands, what it will cost to finish, and what risk is still out there, before you sign a completion contract.
What A Takeover Involves
| Stage | What we do |
|---|---|
| Condition assessment | Walk the site with the drawings, photograph and log in-place work, and flag anything that does not match plans or code |
| Document review | Collect the permit record, inspection history, approved drawings, submittals, and the prior contractor's pay applications |
| Completion estimate | Price the remaining scope from a real takeoff, with corrective work listed separately so you can see it |
| Permits and inspections | Work with the city or county to update the contractor of record, then rebuild the inspection matrix from what has and has not passed |
| Completion | Self-perform steel, concrete, and interiors, coordinate remaining trades, and run punch to zero |
| Closeout | Final inspections, lien waivers, warranty and O&M packages, and certificate of occupancy |
Protecting The Owner
- Know what you have paid for. We compare the prior contractor's billing against the work actually in place, so you and your attorney or surety have a clear record.
- Lien exposure. Unpaid subcontractors and suppliers from the first contractor can file liens under Texas law. We help you identify who worked on the job and collect lien waivers as we go.
- Separate the new work from the old. Our contract, schedule of values, and warranty clearly separate GRAMS work from work in place before we arrived.
When To Call
- Your contractor has stopped showing up, or you have terminated the contract.
- A surety or lender needs a completion contractor and a documented estimate.
- The building is close to done but stuck on failed inspections or the certificate of occupancy.

FAQ
Takeover Questions, Answered
Will GRAMS take over a commercial project another contractor left unfinished?
Yes. GRAMS is regularly brought in to complete jobs other contractors left unfinished, managing inspection matrices, punch lists, lien waivers, and warranty packages through certificate of occupancy.
What does GRAMS need to evaluate an abandoned project?
Access to the site, the approved drawings, the permit number, and any inspection reports, contracts, and pay applications from the prior contractor. If some of that is missing, we can work from the city's permit record and a site assessment.
Does GRAMS warranty work the prior contractor did?
GRAMS warranties the work GRAMS performs. During the assessment we document the condition of work already in place and flag anything that needs correction, so you can decide what to repair before we build on top of it.
Can GRAMS work with my surety or lender?
Yes. We provide the documented assessment, completion estimate, schedule of values, and progress billing that sureties and lenders typically require.
What types of projects does GRAMS take over?
Commercial metal buildings, concrete and sitework, interior finish-outs, and ground-up commercial projects in San Antonio and the surrounding cities.
