Building In Live Oak

What Building In Live Oak Takes

Live Oak sits where I-35 meets Loop 1604, one of the busiest retail and service crossroads in northeast San Antonio. GRAMS builds here with a plan for traffic, tight sites, and a permit office that expects complete submittals.

Live Oak is a compact city of about 4.8 square miles. The U.S. Census Bureau counted 15,781 residents in 2020 and estimated 16,218 in 2024. With limited open land, much of the commercial work here is redevelopment, pad sites, building additions, and tenant finish-outs along I-35, Loop 1604, and the surrounding arterials.

In 2026 the city repealed its 2021 codes and adopted the 2024 International Building Code and related 2024 codes, effective July 1, 2026, while keeping the 2021 International Energy Conservation Code. For owners, that means drawings started under older editions need a code check before submittal.

GRAMS brings the same engineered approach we use across Texas: metal building systems for service and flex space, structural concrete and paving for parking and equipment yards, and interior finish-outs delivered punch-ready.

Local Knowledge

How We Work In Live Oak

Every market has its own permitting path, its own logistics, and its own pace. We plan for Live Oak's before the first estimate goes out.

01

Permitting & Codes

Live Oak takes all permit applications through the MyGovernmentOnline (MGO) portal and requires a written scope-of-work narrative. Commercial submittals must state construction type, occupancy group, fire-rated assemblies, sprinkler system, and design occupant load. We build those into the drawings from day one.

02

Site Logistics

Infill sites off I-35 and Loop 1604 leave little room for laydown and staging. We sequence deliveries in erection order, plan crane picks around traffic, and coordinate driveway and sidewalk work with Public Works, which permits those separately.

03

Closeout

A certificate of occupancy is issued only after every final inspection passes, including fire, health, site, and building finals. We track each one on a closeout matrix so the CO is not the last-minute scramble.

FAQ

Live Oak Questions, Answered

What building codes does Live Oak enforce?

Starting July 1, 2026, the City of Live Oak enforces the 2024 International Building, Residential, Plumbing, Mechanical, and Fuel Gas codes with local amendments, while keeping the 2021 International Energy Conservation Code. Permits are submitted through the MyGovernmentOnline portal.

Who pulls the permit on a Live Oak commercial job?

The general contractor pulls the master permit, and the plumbing, electrical, and mechanical subcontractors pull their own permits under it. Contractors must be registered with the City of Live Oak.

Does GRAMS do tenant finish-outs in Live Oak?

Yes. A large share of Live Oak's commercial work is finish-outs and redevelopment of existing buildings. We handle framing, drywall, ceilings, doors and hardware, and the inspections through certificate of occupancy.
