Why Universal City Is Building

Universal City grew up around Randolph Field, and its next chapter is a $150 million mixed-use redevelopment at Loop 1604. GRAMS brings disciplined commercial construction to a city built on discipline.

Universal City's main street, Pat Booker Road, runs straight to the gate of JBSA-Randolph, and the base has anchored the city's economy since Randolph Field opened in 1931. Today the city is largely built out, which means growth comes from redevelopment, infill, and making the most of its remaining land.

The centerpiece is a city- and EDC-owned 43-acre site near Loop 1604 and Byrd, the last vacant parcel of its size in the city, planned as a roughly $150 million public-private development with retail, industrial, multifamily, and senior living alongside a new 10-acre park. Northeast Lakeview College, Olympia Hills Golf Course, and a strong retail base along Pat Booker round out the market.
