Building In Selma

Why Selma Is Building

Selma packs regional-scale retail, logistics, and a new hospital campus into a small footprint at the I-35 and Loop 1604 junction. GRAMS builds the shells, finish-outs, and industrial space that corridor keeps demanding.

Selma draws far beyond its size. The Forum at Olympia Parkway, Costco, Retama Park, and the Real Life Amphitheater make it a regional destination, and Ben E. Keith Foods' South Texas headquarters, an O'Reilly Automotive distribution center, Chick-fil-A Supply, and Fisher Nut Company give it a serious logistics base along I-35.

The biggest change is coming in 2027, when University Health opens its five-story, 147-bed Retama Hospital on a 42-acre campus next to Retama Park, with a connected medical office building and an expansion to 167 beds planned for 2028. Retail continues to turn over as well, with HomeGoods and Sierra taking space at the Forum in 2026.

Selma is minutes from our San Antonio headquarters, and it is one of the markets we know best. GRAMS delivers retail shells and pad sites, medical office and professional finish-outs, and pre-engineered industrial buildings with the site concrete and paving to match.

Local Knowledge

How We Work In Selma

Every market has its own permitting path, its own logistics, and its own pace. We plan for Selma's before the first estimate goes out.

01

Permitting & Codes

Selma's Building Permits and Inspections office at 9375 Corporate Drive handles commercial permits and enforces the 2021 International Codes, the 2018 IEBC, and the 2020 NEC. Because the city spans Bexar, Comal, and Guadalupe counties, we verify jurisdiction and utility providers for each parcel before pricing is finalized.

02

Site Logistics

Retail corridors along Olympia and Agora parkways stay busy seven days a week, so our logistics plans prioritize off-peak deliveries, protected pedestrian routes, and staging that does not consume tenant parking. Industrial sites near I-35 get crane and haul-route planning tied to frontage-road access.

03

Market Awareness

We track the University Health Retama campus, tenant turnover at the Forum, and industrial absorption along I-35 because they shape the medical, retail, and logistics work coming to market. Selma's proximity to JBSA-Randolph also brings compatible-use considerations we identify early.
